Proper drainage systems are incredibly important for any home. If water cannot successfully move away from the home, you’ll end up with dry rot and mold, which can cause severe structural damage. Once there is water damage, there’s no real way to fix over it. You’ll end up spending a fortune replacing the damaged areas. Improper drainage is one of the most common issues home inspectors find. To ensure that your house stays free of toxic mold and cracked slabs, make sure that the property your home is on slopes away from the home. Also inspect to make sure the gutter system is up to par around the entire home.

A shoddy wiring job can greatly increase the risk of a fire in your home. In older homes, wires running from room to room would place a strain on the electrical system, which could ultimately lead to a fire. Luckily, modern homes provide many more outlets to alleviate this problem.

If you are purchasing a new home, still be wary. Exposed wires can be found in any home, regardless of age, which leaves them very susceptible to damage. Wires that are covered by only electrical tape aren’t any better.

Old or Damaged Roof

An older roof or damaged roof is susceptible to leakage and then water damage. In an older roof, look out for worn out roofing materials that can no longer stand up to the elements. In new homes, make sure the flashing is properly installed. (For those who don’t know, flashing is an impervious material used to stop water from getting in the junction between a roof and another surface, such as a wall or chimney). If you do see damage in certain areas of the roof, don’t just fix those areas and be done with it. There’s a good chance you’ll need to deal with water damage underneath as well. Poor ventilation in bathrooms is another area to watch for, as all the extra moisture will lead to mildew if it has nowhere to go.

Polybutelene is another type of outdated piping to look for. In both new and old homes, check for faulty pipelines, improperly strapped water heaters and leaky waste lines.
